Talent House is an apartment building and therefore all the people who are going to live in it must formalise a lease contract with Fomento.
The essential requirement for access to this building is that the persons must have an employment relationship with the local research centres.
The rental contract will always be provided in advance to the researcher for review once the deposit has been received and the reservation has been confirmed by Talent House.
The lease agreement will be signed upon arrival at the building.
The basic conditions of the rental contract are as follows:
- The beginning of the rental contract will be the same as that confirmed by Talent House in the booking.
- The invoicing of the flat for the first and last month will be made according to the conditions indicated on our website and taking into account the check-in and check-out dates indicated in the rental contract.
- The rent will be paid monthly in advance, within the first seven days of the month in question, by bank transfer (in the case of short stays and foreign customers) or by direct debit (national customers and long stays).
- Individual consumption costs are invoiced monthly in arrears. The consumption costs for utilities consist of a fixed cost and a variable cost, depending on the consumption of each tenant. The consumption costs are: electricity, water, rubbish and thermal consumption (hot water and heating).
- If the tenant wishes to terminate the contract, he/she must inform Talent House (Sustapena_TalentHouse@
donostia.eus) in writing at least one month before the desired date of departure and receive written authorisation. Otherwise, Talent House shall be entitled to demand a penalty of one month's rent from the tenant. - At the end of the rental contract, Talent House will check the flat and return the deposit by bank transfer. In the event of damage to the flat and/or non-payment of rent, these amounts will be deducted from the deposit. In addition, the resident will be charged for the costs of the external cleaning service contracted for the cleaning of the flat.
Regardless of these contractual conditions, in the event of any inconvenience in this regard, Talent House will try to find the solution that best suits the researcher, their R&D&I Centre and the sustainability of the Talent House project itself.
